Maintenance

  • Garage power washing will likely be rescheduled for the spring
  • We’re following up on painting and touch ups on the 3rd floor hallway, we may coordinate with another painting company should there be further delays
  • Exterior fountain has been resealed, flow will be turned down to limit splashing and water loss
  • A roof inspection will be scheduled before winter as part of routine maintenance

Security

  • Storage unit deadbolts—a bid has been obtained to install deadbolts on all storage units. Again, installation will be mandatory as we view this as a key step in better securing and reducing theft in our building. Approximate cost is $100 per unit and information on assessments will be communicated in the coming weeks.
  • We are using a custom order Shlage lock that does not have a lock release mechanism on the inside. This style of lock prevents someone from being able to access one unit and exit through another.
  • Owners will need to provide access to have the deadbolts installed.
  • We’ve been in contact with Rockwell Management, the owners of the building south of The Club. They are aware of the squatting in the garage and will focus on cleanliness Their remodeling project is scheduled to be completed in October, both the interior and exterior are being remodeled.
  • Fencing—we are seeking further estimates for more comprehensive fencing in the rear area.

Other

  • Bike registration is now free in SLC, please register your bike with the SLC Police Department (www.slcpd.com )
  • The Board has a scheduled meeting with the Salt Lake Housing Authority for September 18th. We will be expressing the increased concerns in our neighborhood, with a particular focus on the high concentration of low income housing on our block.
  • We’ve had increased problems with cigarette smoke from certain units drifting into common areas and hallways. We will propose making The Club a smoke-free building at the 2019 Annual Meeting.
  •  A reminder on The Utah Indoor Clean Air Act:

The Second-Hand Smoke Amendments were passed by the Utah State Legislature in 1997. These amendments apply to any tobacco smoke that drifts into any residential unit a person rents, leases, or owns from another residential or commercial unit and is a nuisance under the law. 78B6-1101-(3)

The Second-Hand Smoke Amendments

  • Give authority to condominium associations to restrict smoking tobacco products in units, common areas, and yard space 57-8-16-7(a)(b).
  • Give authority for apartment rental contracts to include prohibitions on smoking tobacco products in the residential units, on the premises, or both 57-22-5-1(h).
  • Provide that residents of condominiums, apartments, or private homes may seek injunctive relief and/or damages if exposed to nuisance tobacco smoke 78B-6-1101(3).
