SD with Elite Home Security gave a brief demo of our security camera operation and features to the board. The board requested installation of four additional cameras – two in each enclosed garage area – due to recent activity and concerns.
The amendment to the CC&R (rental caps) has been filed.
The courtyard fountain will now operate 24X7 during the summer to avoid leakage.
Crawford Doors adjusted to the north garage door to minimize the noise it was making.
SD successfully negotiated a discounted rate for last year’s air space rental (east balconies) with the city; however, The Club will not receive any future discounted rates.

The situation with the “sitting” rock outside the south garage door will be monitored before taking further action.
SD will continue his feasibility study of hiring a private security company to monitor The Club.
The sprinklers in front will be set to turn on at 3:00 AM and 9:00 PM each day in an effort to mitigate loitering, camping, etc.
SD mentioned a recent demand-for-payment scam perpetrated by persons claiming to represent Rocky Mountain Power. These persons will call your phone and demand immediate payment to prevent power shut-off within 30 minutes. Do not fall for this scam!
Future maintenance and to-do items:
The garage areas will be power-washed by June 30. SD will notify residents approximately 10 days prior. The blue recycling cans will be washed at the same time.
The carpet in all common areas will be cleaned by June 30.
Fourth floor deck maintenance will begin by June 30.
The vegetation on, and around, the pergola will be trimmed by June 30.
Painting of the south and east-facing balcony railings will begin by June 30.
Second floor common area drywall repair and painting will begin by June 30.
