The Club Annual Meeting 2025

Board members, Scott Dastrup, Scott Ingham, Brent Anderson and Jean Stephenson

  • Brent Anderson is a candidate for a 3 year term as a Director of the Homeowner’s Association of the Club. Owners encouraged to fill out ballots and votes will be tallied by Scott Dastrup.
  • Profit and loss statements have been sent to all owners via email. Scott Dastrup compared electrical costs from 2023 to 2024. Cost increases included converting ballasts in garage to convert lighting to LED. There was an $850 cost for lobby wiring for lobby HVAC project. 
  • Costs for water are now going up 15-20% per year.
  • Justin Kani asked question r/t EV units in the garage. Anyone wanting 220v charger is instructed to call Greenside Electric. After installation, there will be $50-75 monthly charge.
  • We now have $121,565 in reserve account at Fidelity. Interest rate is about 5%. $18,000 was contributed to this fund in 2024. Budget for 2025 reflects net income of $18,727.
  • Project for 2025 is to repaint balcony railings. 1/3 of railings will be done in 2025 with the others done in 2026 and 2027.
  • Scott Ingham has looked at HOA fees for 11 nearby buildings of comparative age. These building have about $5.00 per square foot for HOA fees. We are now at $3.42 per square foot here at the Club. 
  • Roof will soon need replacing. Cost estimate 3 years ago was $180-225,000. Estimated cost of replacing hallway carpeting will be $30-40,000. 
  • We currently are having a rebuild done on the elevator motor. This is covered by our service contract. Scott Ingham is currently replacing the elevator controls (same elevators as ours) in his nearby office building. With a cost in excess of $70,000 to do a full replacement would be $200,000+
  • Options to build up reserve accounts discussed. 
  • One option is to increase HOA fees $114-250 monthly depending on unit size.
  • Another option discussed was incremental increase process over 3 years. 
  • There is always the option of a special assessment if necessary. 
  • Options will be discussed in next HOA board meeting and then there will be a vote by all homeowners via email. In the meantime, please email or call Scott Ingham with questions. Scott Ingham swi@xmission.com 801-243-9999
  • There is now a new shelf in the hallway for package delivery. We are looking at camera installation there and in our other hallways. 
  • Judy Voye asked about the status of parking passes. Scott Dastrup reported that 8 people have these passes and that this does not guarantee parking place is available. Short term construction workers and guests do not need passes.
