50% of heating/cooling units in the hallways and lobby are working and 1/3 of them are not working at all. Repair parts are no longer available. Units are projected to have a lifespan of 15-25 years and ours are now 23 years of age. Projection is to replace all 10 units at once, which would be more efficient and somewhat less expensive. It would take 8-12 weeks to get the units. Project may be scheduled for late March or early April. Scott Dastrup will be send out email with details about a special assessment, which would be necessary. Homeowners will have a vote.
So far, the heavier magnetic lock on the front is working, so this matter will be addressed at a later date in the future as needed. We are also looking to further increase video surveillance as needed.
Elevator concerns are at a high priority at present. Scott has been dealing with KONE elevators, as they have been our provider for these 23 years. Maintenance on the larger elevator will be scheduled ASAP at a cost of $3000. Scott Dastrup is looking at another company which supplies elevator needs at his other buildings. Will follow up further.
Ornamental design has measured lobby and office front windows, for possible decorative options for increased security. Bullet proof glass would be prohibitively expensive. Options will be considered further.
New floor mats will be here next week for mailbox area and elevators.
LED bulbs are now in. Electrician will be here January 30 for installation in garage area.
Office will have secure lockbox with a code for homeowner keys in case of emergency.
Scott Dastrup does have copy of original plans for the building from Watts group.
Next board meeting will be Feb 13th. We will look at spreadsheet and financial situation in preparation for annual meeting.
