Heating and cooling units in common hallways and lobby areas have been recently assessed. These units are original from when building was constructed in 2001. Several units are nonfunctional and parts have been unavailable for the past 9 years. The ones that are working are doing so inefficiently.


There are 10 units in the building, with 3 on each floor and one in lobby area.


Cost would be significantly higher with replacing units on each floor at a time, so proposal is for doing all the work at once, which would give us significant discount. Units would have 10 year warranty. Construction proposed to take 3 weekends of time. Scott Dastrup has obtained a second back up bid, which was higher.

FYI: Water heaters in units should be replaced every 8-10 years.


Replacing the front door for security reasons has been designated a lower priority, as second magnet seems to be helping.


Overflow parking continues to be an issue—will address further.


LED bulb replacement in garage still in process.
