Maintenance


  • We will continue the 3x weekly disinfectant on common area surfaces
  • The Board discussed the lobby remodel and this will continue to be on hold for the next few months given concerns with the pandemic. We do still plan on the upgrades and this project remains in the budget.

Security

  • We will evaluate additional lighting for the front of the building
  • The rear fence has been repaired and welded back where it was previously tampered with
  • Owners must notify the property manager/board of any new rentals—this is noted in the House Rules. Management companies must also be aware of the house rules and follow them accordingly.
  • This will help us prepare with padding for elevators to ensure there is no/minimal damage to our elevators. Any damage that results from move ins is the responsibility of the owner.

Other

  • We secured earthquake insurance again with StateFarm for $8,583 per year with a 10% deductible. This results in a cost savings from other proposals and is only a slight increase from our previous policy.
  • Management boxes have been removed, The Board thanks owners for their cooperation. We are working to install a small pole with looped hooks at the front of the building for management boxes to be placed. We will ensure this is relatively concealed.


The next monthly HOA meeting will take place June 9th over Zoom video. Minutes will be posted online.
