The Club Annual Meeting—March 1st, 2023

·       Nathan P. opened the meeting and covered agenda points.

·       Scott presented a recap of the financial summary for the year

o  Net income would have been positive/normalized in the absence of the front xeriscaping project

o  Increased expense for garage door repairs throughout the year

o  Project insurance remains largest expense, and this increased previously due to cost of earthquake insurance for the building

·       The group discussed major completed projects for 2022

o  Dryer duct cleaning completed

o  Xeriscaping front area completed, with potential follow ups to be done in the spring

o  Building inspection completed by real estate inspection firm which found no structural issues or concerns

·       Projects for 2023

o  Entry system and key fob readers to be updated—this is required as our current system is out of date. Buchanan Access Systems has been consulted to perform the work.

o  Painting of south and east facing balconies

o  Second floor comprehensive common area paint and touch ups

·       Follow Ups

o  We will get an updated bid for roof replacement since our current estimate is outdated

o  The Board will evaluate potential to update hallway flooring, lighting, wallpaper, etc.

o  Updated roster to be circulated to owners

o  Scott will help determine window replacement options for owners that align with current design

·       General Discussion/Reminders

o  Owners were encouraged to be involved in the community and provide feedback to the city, local representatives, and planning commission on developments and proposals in our neighborhood

o  Residents should use the SLC Mobile app to submit requests, maintenance issues, etc. to the city—we’ve seen great results for maintenance and cleaning issues submitted via the app so far.


Voting: Audrey Neville volunteered to serve another term on The Board. No other candidates expressed interest in running for a board seat. Owners are asked to return their ballots to Scott or confirm via email.
