The Club HOA October 4th, 2018

Maintenance

  • The building roof was inspected and maintenance will be scheduled to make improvements ahead of winter.
  • Fluorescent lighting will be upgraded to LED lights as replacements are needed, this has most recently been done in the main elevator and stairwells
  • Several residents have noticed water line leaks behind their refrigerators, resulting in warping of wood floors and potential rot. We’d encourage everyone to check that their lines are secure and no damage occurs. Consider disconnecting it or upgrading to braided mesh lines.
  • We’re working with a new painter to finish the 3rd floor updates
  • We received a bid to upgrade the lobby’s flooring and tile through the entrances off parking garage. While not an immediate priority, this will be an upgrade for further consideration.

 

Security

  • Further bids are being received this week for exterior fencing upgrades
  • Deadbolts for storage units will be ordered. Again, all units will be upgraded for security purposes and to maintain architectural uniformity. We will need to collect keys for units ahead of the replacements, and assessments will be sent (approx. $100 per unit).
  • Entry codes—anyone found to abuse use of their entry codes, distributing to those who should not have them (your Uber Eats deliverer, Café Rio delivery), your code will be deleted. You should be meeting these people at the door, or buzzing them in via the keypad.

Smoking

  • We’ve consulted with our lawyer on cigarette smoke inside the building and in common areas. If two or more neighbors can smell smoke twice a week for two weeks in a row, that is considered a nuisance by the state.
  • A proposal to amend CC&Rs will be made to restrict smoking and voted on, similar to action taken on rental caps.

 

 

 

The next monthly HOA meeting will be Thursday, November 15th at 5pm in The Club lobby.
